WAZE DEVELOPMENT SHORT-TERM RENTAL TERMS & CONDITIONS

Welcome to Waze Development! By booking and staying at one of our properties, you agree to comply with the following terms and conditions. These policies are designed to ensure the safety, comfort, and security of all guests, neighbors, and property owners. Violation of these terms may result in additional charges, immediate eviction, or legal action where applicable.

1. Payment & Cancellation Policy

Payment must be made in full before check-in.

Cancellation policies is 30 day before check for full refund. Please review your booking confirmation for details.

Refunds are not issued for early departures, weather conditions, or personal reasons.

2. Guest Responsibilities & Liability

Guests are responsible for maintaining the property in good condition and reporting any damages immediately.

Guests will be held financially responsible for any damages, missing items, or excessive cleaning required after checkout.

The property owner and Waze Development are not liable for any injuries, accidents, or illnesses occurring on the property.

The property owner and Waze Development are not responsible for lost, stolen, or damaged personal belongings.

3. House Rules

3.1 Smoking & Vaping

Smoking and vaping are strictly prohibited anywhere on the property (indoors & outdoors).

A $500 penalty will be charged if evidence of smoking or lingering odors is found.

Any property damage due to smoking will be charged to the guest.

3.2 Grill Usage

The grill must always remain in an open area, at least five feet away from any structure.

3.3 Guest & Occupancy Limits

Only registered guests listed on the reservation are allowed to stay overnight.

Additional guests must be approved in advance.

Unauthorized guests may result in cancellation of the stay without a refund.

3.4 Parties & Events

Parties and events are strictly prohibited unless pre-approved in writing by Waze Development.

Unauthorized gatherings will result in immediate eviction without refund and possible legal action.

3.5 Quiet Hours

Quiet hours are from 11:00 PM - 7:00 AM.

Guests must respect neighbors and maintain noise levels accordingly.

3.6 Property Maintenance & Cleanliness

Guests must leave the property in the same condition as received.

Kitchenware must be cleaned and put away after use.

Trash must be removed from indoor bins and placed in outdoor disposal areas.

Excessive messes may result in additional cleaning fees.

3.7 Appliance & Equipment Use

All appliances must be used for their intended purposes.

Do not attempt to repair any broken appliances—contact Waze Development for assistance.

3.8 Fire & Safety Rules

Candles with real flames are prohibited—battery-powered flameless candles are allowed.

Fireworks and open flames are strictly prohibited on the property.

Grills must be used in open areas at least 5 feet away from structures.

3.9 Pets

No pets allowed unless explicitly approved prior to check-in.

Unauthorized pets will result in additional cleaning fees and possible eviction.

3.10 Cameras & Security

Exterior security cameras (e.g., Ring cameras) are present for guest and property safety.

Cameras must not be tampered with, disconnected, or obstructed.

3.11 ID Verification

Guests must provide valid ID verification if requested.

Failure to comply may result in cancellation of booking without refund.

3.12 Weather Conditions

Waze Development is not responsible for weather-related issues, and refunds will not be provided due to inclement weather.

3.13 Personal Space Cleanliness

Guests must keep personal areas tidy and clean up after themselves.

Extra towels should be washed and returned to their original place before departure.

3.14 Repairs

Guests must not attempt to fix or repair anything in the unit.

Any maintenance issues should be reported to Waze Development immediately.

4. Legal & Liability Disclosures

By booking and staying at the property, guests waive any right to legal claims against Waze Development and the property owner for personal injury, property damage, or loss.

Any violations of laws (local, state, or federal) while on the property will be reported to authorities.

Waze Development reserves the right to terminate stays immediately if guests violate any terms outlined herein.

5. Acknowledgment & Agreement

By proceeding with your reservation, you acknowledge that you have read, understood, and agree to these terms and conditions. Waze Development reserves the right to modify policies at any time without prior notice.

House Rules 

1.Smoking and Vaping: Smoking and/or vaping are strictly prohibited anywhere on the property, inside or outside. If smoke is detected, lingering odors remain, or any damage occurs due to smoking, a $500 fine will be assessed. Additionally, any damaged items that cannot be cleaned will need to be replaced at the guest's expense.

2.Grill Usage: The grill must always remain in an open area, at least five feet away from any structure.

3.Overnight Guests: Only those in the guest party are permitted to stay overnight at the property. Any additional people on the property are the responsibility of the guest.

4.Parties and Events: Parties or events are not allowed unless explicit permission is granted by the host in advance. If a party or event is found to be occurring without approval, the guest will be asked to leave immediately without any refund.

5.No Eating or Drinking in Beds: Please refrain from eating or drinking in or on the beds.

6.Liability: The property is privately owned. The hosts are not responsible for any accidents, injuries, or illnesses that occur while on the property. The hosts are also not responsible for any loss or damage to personal belongings.

7.Property Condition: Guests are required to maintain the property and furnishings in good condition.

8.Appliance Use: Only use appliances for their intended purposes.

9.Pets - Policy Violation: No pets are allowed unless approved. If this policy is violated, the guest will be responsible for all cleaning and replacement costs for beds and linens.

10.Housekeeping: There is no daily housekeeping service. Linens and bath towels are included, but daily maid service is not. If excessive cleaning is required after checkout due to failure to follow procedures, additional cleaning fees will apply.

11.Candles: The use of candles with real flames is prohibited. However, battery-powered flameless candles are allowed.

Decorations: Decorative items that are difficult to clean, such as glitter or paint, are not allowed.

12.Quiet Hours: Quiet hours are from 11:00 PM to 7:00 AM. Please respect the neighbors during these hours.

13.Age Requirement: Guests must be at least 18 years old to book a reservation.

14.Cameras and Electronic Devices: There are Ring cameras at the front and side doors. These should not be tampered with, covered, or disconnected. All electronic devices should remain plugged in. Tampering with these devices may result in immediate removal without a refund.

15.Fireworks: The use of fireworks is strictly prohibited. Violation of this rule will result in immediate removal from the property without a refund.

16.Weather Conditions: No refunds will be issued for storms or bad weather conditions.

17.Property Damage: Upon arrival, any perceived damage to the property must be reported within four hours using both photographic and written evidence through the reservation booking app.

Kitchen Cleanliness: All guests are required to clean the kitchen and any kitchen utensils after use.

18.Trash Removal: Guests must remove trash from the kitchen bins and dispose of it in the outside bins of the property.

19.Personal Space Cleanliness: Guests should keep their personal spaces clean. If you use extra towels, please wash them and return them to their original place before leaving.

20.Repairs: Do not attempt to repair anything in the unit. Always contact maintenance for any issues.

21.ID Verification: The guest must provide ID verification for all guests on site if requested by the host.
